Equity & LVR Calculator

Understand your loan-to-value ratio—not how much you can borrow.

This calculator estimates a simple loan-to-value ratio (LVR) using a property-value assumption you enter and the home-loan balance you provide. It can also show how much headroom there may be to a selected LVR threshold, such as 80%.

These figures are general illustrations only. They are not a lender valuation, approved borrowing limit or recommendation to increase your home loan.

Property-value assumption

Use a realistic estimate or range from a recent appraisal, online estimate or your own research. This is not a lender valuation.

Current home-loan balance

Use the approximate balance currently owing across the home-loan account(s) secured by this property.

Optional extra borrowing to model

If you are considering additional borrowing for a purpose such as renovations, debt consolidation or another reason, enter the amount to see how it may affect the LVR. This does not mean the amount is suitable or would be approved.

Consolidating other debts into a home loan may reduce the immediate required repayment but increase the period over which the debt is repaid and the total interest payable. It also secures more debt against your home.

LVR threshold to compare against
LVR threshold

This is an LVR level often used for comparison. It is not a target or approval threshold and may not match any particular lender’s policy.

Your estimated equity and LVR

These figures are based on the information you entered and are general estimates only. They are not a lender valuation, borrowing limit, approval or recommendation.

Enter a property-value assumption and loan balance, then select Estimate to see the result.

This Equity & LVR Calculator provides general estimates only. It does not use a lender valuation, does not show approved borrowing capacity and does not constitute a recommendation to increase your home loan or rely on equity.

Reading the estimate

What this Equity & LVR estimate can—and cannot—tell you.

It can help you explore

  • Whether the simple LVR based on your estimate is above, near or below a comparison point like 80%.
  • How a proposed extra borrowing amount might change that simple LVR.
  • The idea that a higher loan relative to property value means a higher LVR.

It cannot tell you

  • Whether a lender will accept the property or approve a loan.
  • Whether additional borrowing is suitable for you.
  • Whether you can remove LMI.
  • Whether refinancing will reduce your repayments or total interest.
  • The real market value of your property.
  • How much you can safely borrow.
Equity and your mortgage path

More estimated equity does not automatically mean more mortgage freedom.

When used carefully, equity can support goals such as renovations, restructuring debt or investing. It can also increase debt secured against your home, potentially delaying mortgage freedom or increasing your exposure if circumstances change.

More borrowing generally means more debt

Using equity typically increases the home-loan balance, which can increase the time in debt and the amount of interest charged.

LVR is only one piece of the puzzle

Serviceability, income stability, other debts, credit history, property type and lender policy all matter in addition to LVR.

Alternatives may also be considered

Depending on the objective, alternatives to additional borrowing may deserve attention before increasing a home loan.

From numbers to a written review

See how equity and LVR fit into your broader mortgage picture.

The Mortgage Freedom Review can place an equity and LVR estimate alongside your current loan information, repayment and interest scenarios, switching costs, loan term and the possible Stay, Reprice or Refinance paths.

This starts an enquiry—not a loan application, approval, recommendation to borrow more or guarantee that equity will be accessible.

This Equity & LVR Calculator provides general estimates only. Results are not a lender valuation, approved borrowing capacity or a recommendation to increase your home loan.
